Carmelo Bio

Carmelo Oliveri started gaining experience in real estate much earlier than most in his field.  As the oldest son of parents who emigrated from Italy, the responsibility of translating for his parents fell to him.  Carmelo quickly began to function as the head of household, making decisions for paperwork, translating phone calls and even dealing with mortgage brokers on their behalf.

When Carmelo’s parents acquired property in the form of a multifamily home, he supported the family business by communicating with tenants and helping to solve their problems.  He managed repairs, paperwork, and legal issues for the tenants, stepping into property management at an early age and finding a natural passion and skill for it.

After graduating high school, Carmelo attended college full-time while working at a large retail pharmacy.  He was promoted to manager at 18 years of age, becoming one of the youngest managers in the company.  Carmelo graduated college with a teaching degree.  As an educator he gained experience in short and long-term planning as well as engaging multiple learning styles for the best possible educational outcome.  During his time as a teacher in Jersey City, New Jersey, Carmelo began acquiring and flipping multifamily properties.  Through his experience, he learned that he would gain on his investment whether the property sold, or whether he retained the property as a rental investment.  As his investments grew, Carmelo continued hedging risks, branching out into section 8 housing, a good investment because of the government backing available.

Carmelo’s passion for real estate led him to become a licensed real estate broker and owner overseeing a staff of thirty realtors.  He expanded on his real estate expertise by becoming a New Jersey licensed contractor and owner of a full-time construction company of twenty employees.  His real estate portfolio now boasts over 300 apartments as well as 2 mobile home parks.

The success of Carmelo’s various real estate ventures is a result of his entrepreneurial mentality, his business savvy, his keen ability for problem solving, team building and logistical foresight. 

Carmelo knows a good investment when he sees one, and his strategies have proven effective throughout his career.

Louis Pacelli

  • Lou offers over 27 years’ experience in structured finance of commercial real estate, which includes Multifamily, Flex Industrial, Retail, Office, and Medical Office properties nationwide.
  •  Lou spent most of this career working for Banks such as JP Morgan Chase, Bank Leumi USA, Well Fargo, Investors Bank, and most recently Valley Bank, as a CRE credit professional.
  •  Lou has built a loyal foundation of clients by successfully and expeditiously guiding commercial real estate financing, capital formation and bulk asset purchase ranging from $1MM to $150MM in value.
  • He has expertly advised and secured financing for his clients who were dealing with stabilized assets, unstabilized, or value-add assets, opportunistic assets, and distressed assets.
  •  He has personal experience successfully investing in multifamily assets in New Jersey and Lehigh Valley Pennsylvania.

Louis Pacelli

Louis Bio

Lou Pacelli, is an Advisor nationally with SVN | Angelic, based in New York (and with SVN | BIOC in New Jersey) specializing in capital markets executions. Lou has over 25 years of experience in financing multifamily, retail, office, medical and industrial properties. Lou has spent most of his career working for banks such as JP Morgan Chase, Bank Leumi USA, Wells Fargo and most recently with Investors Bank, in CRE lending.

Lou has built a loyal foundation of clients by successfully and expeditiously guiding commercial real estate financing, capital formation and bulk asset purchases ranging from $1MM to $150MM in value. He expertly advises and secures financing for his clients who are dealing with stabilized assets, unstabilized or value-added assets, opportunistic assets, and distressed assets. Lou also offers traditional CRE brokerage services where he represents sellers, buyers, landlords and tenants in transactions of multifamily, office, retail, industrial, and medical office property types.

Lou lives in Northern NJ with his wife and two daughters. He is a graduate of Baruch College, Zicklin School of Business where he received an M.B.A. with a focus in finance and he has an undergraduate Bachelors Degree in Accounting. In his time away from work, Lou is an active member of Bethany Church in Northern NJ.

He also managed repairs, paperwork, and legal issues for the tenants, stepping into property management at an early age and finding a natural passion and skill for it. Carmelo could see the benefit of investing in these homes and started to become aware of low-risk, high-yield investment opportunities.

ABOUT CARMELO OLIVERI

After high school, Carmelo attended college full-time while working at Walgreens, and was promoted to manager at 18 years of age, becoming the youngest manager in company history. He finished college and became a teacher, which gave him even more experience in short and long-term planning as well as engaging multiple learning styles for the best possible educational outcome. The skills Carmelo learned through his management and teaching experiences combined with his property management skills combined to prepare him for a successful career in real estate.

During his time as a teacher in Jersey City, New Jersey, Carmelo began acquiring and flipping multifamily properties, having learned that he would gain on his investment whether the property sold, or whether he retained the property as a rental investment. During this time, he gained even more experience both flipping homes and preparing them for sale or for renters. As investments grew, Carmelo continued hedging risks, branching out into section 8 housing, a good investment because of the government backing available.

As his experience and portfolio has grown, Carmelo has kept abreast of changing tides in the economy, and what this means for the housing market. As he saw the COVID-19 pandemic beginning to take effect, he quickly invested in low-income properties, knowing that many would have to downgrade their residence with the downturn in the economy. As usual, he was correct, and has benefitted from his correct assessment of the coming economic and real estate trends. Carmelo’s success led him to become a licensed real estate broker and owner with a staff of thirty realtors, as well as a New Jersey licensed contractor, running a full-time construction company with twenty employees. His real estate portfolio now boasts over 300 apartments as well as 2 mobile home parks.

Carmelo Oliveri’s story up to this point contains a few obvious themes. He is a hard worker, someone who finds solutions to problems, and a person who can take a challenge and turn it into great success. He has learned many lessons along the way, and is now an expert in real estate brokerage and management, and is ready to become even more successful.
